The absence of management fees and the feature of automated diversification make it particularly attractive for those seeking short-term investment options. Groundfloor offers an “Auto-Investor” account designed to generate long-term passive income, making it a suitable choice for intermediate and advanced investors.

Groundfloor also offers automated fractional real estate investments through its “Flywheel” portfolio, which requires a minimum investment of $100.

Investing in real estate can often be overwhelming for beginners, even when using top-tier platforms. Although Groundfloor’s automated investment features make this market more accessible, the system can still be confusing and risky for inexperienced investors. It is also more expensive than traditional investment options. However, Groundfloor can be an excellent addition to a traditional investment portfolio, as it focuses exclusively on real estate-backed investments. Ways to Invest

Here is how you can invest in real estate with limited capital through Groundfloor:

Groundfloor invests exclusively in fractional real estate debt with maturity periods ranging from 30 days to 36 months. The company offers LROs, Notes, and the Flywheel portfolio. LROs are debt securities backed by an underlying real estate asset, offering expected returns of 8% to 15%.

Standard and Revolving Notes are loans with a bond-like repayment structure and maturity periods of 30 days, 90 days, or 12 months. These are backed by a portfolio of loans originated by Groundfloor that have not yet been funded as LROs on its platform. These notes offer lower yields than LROs (ranging from 5.75% to 7.50%) but also carry less risk.

The Flywheel portfolio is Groundfloor’s newest offering; it allows investors to automatically fractionalize their investments down to a fraction of a cent. It offers greater portfolio diversification and increased liquidity, with yields ranging from 9.5% to 14.5%.

Groundfloor Mobile-First Investing

The Groundfloor mobile app makes it easy to invest in and monitor various projects. You will have access to an information dashboard, automatic reinvestment options, savings goals, and portfolio projections to estimate your future balances. The portfolio summary feature allows you to track investments, earned interest, and annual returns, as well as view the total number of loans you have invested in. The payment breakdown feature displays the repaid principal, interest received, and your average realized return.

Groundfloor Self-Directed IRA

Groundfloor allows you to invest in LROs (Limited Recourse Obligations) through various IRA accounts, including Traditional, Roth, SEP, SIMPLE, and rollover IRAs. Forge Trust serves as the custodian for Groundfloor IRAs.

Groundfloor’s auto-invest feature allocates your capital across various real estate projects, offering yields ranging from 7% to 14%. Furthermore, Groundfloor is waiving IRA fees until June 2025.

Groundfloor Flywheel Portfolio

Groundfloor’s Flywheel Portfolio is the platform’s newest offering for fractional real estate investment. It enables investors to instantly diversify their portfolios across hundreds of short-term real estate loans by adopting a “set-it-and-forget-it” approach.

Participants receive monthly payments as loans are repaid, with total yields ranging from 9% to 14.5%. New loans are added to the portfolio every six months. All investments in Flywheel are realized or repaid within 36 months, establishing a predictable liquidity schedule for investors.

You need just $100 to start investing in the Flywheel portfolio. The quarterly asset management fee is 0.25%.

Groundfloor for Borrowers

Borrowers can apply for loans ranging from $75,000 to $2,500,000, with interest rates between 2% and 4.5%.

To obtain a loan, you must operate through an existing LLC or corporation. Additionally, Groundfloor accepts only single-family residential projects (1 to 4 units), and the property must be located in a state where Groundfloor actively operates, as listed on its website.

Other factors to consider:

  • The property must have a value of at least $50,000.
  • A credit score of 640 or higher is required.
  • Groundfloor includes mortgage points in the closing costs. You can defer interest payments until the loan is repaid.
  • Depending on your experience, you can secure financing for up to 100% of the project cost and up to 70% of the After-Repair Value (ARV)—which represents the ratio of the loan amount to the property’s value once all renovations are complete.

Thanks to Groundfloor’s deferred payment option, borrowers are not required to pay interest until the loan matures. Although the company also offers a monthly payment option, the deferred payment plan allows you to postpone interest payments until the end of the loan term. This can be a more attractive alternative for developers who prefer not to make monthly interest payments.

Fees

A minimum investment of $10 is required to get started. Groundfloor’s fractional real estate investment portfolio requires a minimum investment of $100 (plus a quarterly asset management fee of 0.25%). Groundfloor charges fees only to borrowers; therefore, investors do not pay transaction, management, or account maintenance fees.

Groundfloor charges service fees to borrowers. Loan interest rates range from 2.00% to 4%. The loan application fee is $495, and Groundfloor charges a $1,250 closing fee. On the positive side, all fees associated with Groundfloor IRAs are waived until June 2025. IRAs require a minimum initial balance of $25,000.

Trustworthiness

Groundfloor holds a B+ rating from the Better Business Bureau (BBB). BBB ratings range from A+ to F and reflect the organization’s opinion regarding the quality of a company’s interactions with its customers. Groundfloor is also accredited by the BBB, meaning it meets the organization’s standards for trustworthiness, including honesty, integrity, responsiveness, and security.

When assigning a rating, the BBB also considers the company’s business operations (including the type of business), its history of customer complaints, licensing and government actions, and advertising-related issues.
